Owner FAQ
Under federal fair housing and local fair housing laws, it’s prohibited to discriminate against any protected class, such as expressing preferences against children. To ensure compliance, it’s advisable for landlords to refrain from involvement in the tenant selection process. At GennLuxe Management Svcs., we specialize in leasing and implement specific criteria that every applicant must meet to rent your property.
While you can indicate preferences regarding tenants with pets (in most cases) or non-smoking tenants, it’s important to note that overly restrictive criteria may prolong the rental process.
If you own rental property, engaging a property management company or manager can streamline the entire process. These professionals specialize in property management tasks such as tenant interactions, rent collection, lease management, and more. Opting for this service allows you to adopt a more hands-off approach to being a landlord. Property managers take on responsibilities like tenant communication, property rental, rent collection, deposit handling, maintenance, and overall property management, whether you own one unit or multiple properties. This allows you to focus on property investment while entrusting the operational details to capable hands.
At GennLuxe Management Svcs, we handle all the groundwork to secure a qualified tenant for your property. Each applicant undergoes thorough background and credit checks, conducted in accordance with the Federal Fair Housing Act and our stringent qualification criteria. We advertise your property extensively online, leveraging popular rental platforms, social media channels, and our own website to maximize exposure and attract high-quality tenants worthy of your property.
In essence, the decision is yours! At GennLuxe Management Svcs, we view ourselves as an extension of your business, offering the flexibility for you to be as hands-on or hands-off with the day-to-day operations of your properties as you prefer. We prioritize open communication to ensure we provide the level of service that meets your needs. During the onboarding process, we’ll discuss and establish a clear understanding of your desired level of involvement in property management. We recognize that property owners have diverse interests, responsibilities, and full lives beyond real estate. Our goal is to ensure that property ownership remains stress-free for you by providing dedicated property management services.
At GennLuxe Management Svcs, we offer comprehensive property management solutions to streamline your property management needs. As part of the Gennaro Group, LLC ecosystem, our Construction Services division provides in-house solutions for most issues. For specialized trades like roofing or major plumbing and electrical work, we collaborate with a network of trusted and vetted contractors. Additionally, we empower property owners by allowing them to set maintenance thresholds, determining when prior authorization is required for minor repairs. This flexibility ensures that owners can entrust us to handle day-to-day maintenance without constant oversight, enhancing their peace of mind.
GennLuxe Management Svcs utilizes online management software for efficient property management. This powerful platform enables tenants to conveniently pay their rent online through ACH or credit card, with options for automatic scheduled payments or individual transactions each month. Online payment streamlines the rent collection process, eliminating the challenges associated with physical collection and enhancing security compared to cash or personal checks. Additionally, owner disbursements are handled via ACH deposit, and owners can access ledgers and financial reports anytime through their own secure online portal.
Due to the high demand and excellent upkeep of the properties we manage, we occasionally have waiting lists for specific units. We maintain a roster of interested applicants for each unit, facilitating the leasing process should a vacancy arise. Applications are welcomed for any of our units at any time, allowing applicants to wait for a vacancy if necessary. This proactive approach ensures that your investment remains as profitable as possible.
While owning rental property entails inherent risks, partnering with GennLuxe Management Svcs. significantly mitigates your risk exposure. Although no management company can offer a foolproof guarantee against all potential issues, we acknowledge and address the risks associated with rental property. Our established systems are designed to effectively manage and minimize risks to you as a property owner.
One common oversight among rental owners is inadvertently violating fair housing laws. At GennLuxe Management Svcs., we prioritize adherence to these laws and have implemented consistent systems in our tenant screening and daily management practices to ensure that all tenants are treated with professionalism and fairness.
Additionally, the Lead-Based Paint Disclosure Act is a federal regulation applicable to properties built before 1978, requiring landlords to disclose any knowledge of lead-based paint on the premises to tenants. Landlords must provide tenants with a specific pamphlet detailing how to minimize the risks associated with lead paint exposure. Failure to comply with this regulation may result in a civil fine of up to $10,000.
We ensure that tenants sign a legally binding rental agreement that grants you rights in the event of any violations. Our lease, crafted based on years of experience, complies with Pennsylvania state laws. We prioritize collaboration with tenants over adversarial approaches, especially when unforeseen circumstances necessitate lease termination. Understanding that life events like job changes, job loss, divorce, or home purchases can occur, we believe in working together with tenants. During the lease closing process, we discuss these scenarios with tenants and emphasize that by notifying us of their need to terminate the lease, we can assist in re-renting the property. If successful, tenants are released from further obligations at no cost to you. However, they understand they remain responsible until the property is re-leased.
